Property Taxes

Property taxes are levied by the Municipality. These taxes provide the main source of revenue to deliver services supplied by the Municipality, County and School Boards.

The interim tax bill is an estimate intended to generate approximately fifty percent (50%) of your previous year's property taxes. When the current year's budgets for both Tay Township and the County of Simcoe have been approved, and the Province of Ontario has provided us with the Education Tax rate, the final tax bills are issued. The amount of the interim tax bill is then deducted from your final tax bill.

Properties are assigned a tax class depending on the use or purpose of each property. The annual tax rates are set according to the annual budget and applied to each tax class. Your tax bill is calculated by multiplying the assessed value of your property by the applicable tax rate.

Penalty and Interest for Late Payment

Payments are due on the last business day of the above months. Interest at 1.25% will be added on the first day following the due date as well as on the first day of each month thereafter. To reduce interest and penalty charges, payment must be received by the due date.

Failure to receive a tax notice does not relieve a taxpayer from payment of taxes or liability from late payment penalty. Treasury Department staff have no authority to waive penalty or interest for any reason.

Occasionally, you may find that the assessed value that is shown on your tax bill does not reflect the correct assessment. For example, if you have built a new home, the assessed value may only represent the vacant land portion.

Supplementary tax bills are issued after the final bills, once the revised assessment value is received from MPAC (Municipal Property Assessment Corporation). You may therefore receive a retroactive tax bill up to two or three years later. Property owners are advised to financially prepare for these supplemental tax bills, as they could be substantial.

Tax and Utility certificates are available upon written request and payment of the applicable fee. We email or fax certificates once complete. Requests can be submitted through the Tax/Utility Certificate Request online form.

Tax/Utility certificate fees and response times are:

  • Regular ($70) - Issued between 5 and 7 business days from receipt of request and payment

  • Rush ($100) - Issued within 2 business days from receipt of request and payment

Property Tax FAQ

To prevent misdirected bills, please advise the Treasury Department in writing of any mailing address changes. Failure to do so may result in penalty and interest charges on overdue accounts.

A mailing address can be updated upon written request from the registered owner, power of attorney, or estate trustee. Requests can be submitted through the Change of Address online form, in person at the Municipal Office, or by regular mail to the Administration Centre.

If you require financial information on the account of a deceased individual, please provide Tay Township with a copy of the owner's Last Will and Testament naming you as executor of the estate.

If you require financial information on the account of a living individual who is no longer able to handle his/her own affairs, please provide a copy of the Power of Attorney form naming you as POA.

Due to the Freedom of Information and Protection of Privacy Act, we are unable to provide information without these documents.

If your mortgage company is responsible for paying taxes on your behalf and you do not see this noted on the bottom of your bill, kindly forward a copy of your tax bill to them. The mortgage company must request, in writing, that their interest be added to your property tax account. We will then forward future copies of your tax bill directly to the mortgage company for payment. You will also continue to receive a copy of the tax bill for your records.

If you have appealed your assessment and have not yet received a decision from MPAC, please remember to pay your tax bill, as is, by the due date. If a credit is forthcoming, it will be applied to your account in a timely manner.

In order to change your school support designation on the assessment roll, an application for Direction of School Support must be filled out and sent to the Municipal Property Assessment Corporation (MPAC) Central Processing Facility. Once completed, you may forward your application directly to MPAC or drop it off at the school your child attends. You may also drop off your form at the Tay Township Municipal Office and we will forward it on your behalf.
